About the role

The successful candidate will effectively lead and manage the voids and lettings service and ensure all aspects of the service delivery to customers are managed effectively. You will establish close working relationships with our contractors and effectively manage the contracts to ensure that voids work is programmed and planned effectively, ensuring compliance with Health and Safety legislation.

Key Responsibilities

  • To lead and manage a team of voids staff, ensuring close liaison between office-based staff and other teams.
  • To liaise closely with internal stakeholders, to communicate voids performance, identify opportunities for improving the effectiveness of the service and implement these improvement plans effectively. To understand, implement and take joint ownership of SBHA’s lettable standards.
  • To manage the overall process of voids works with our contractors in order to ensure excellent customer satisfaction and achievement of targets; identify opportunities for improving the service. To lead on procurement of any new contractors.
  • Manage the overall process of void work from inception to completion, ensuring excellent customer service, priority targets and KPI’s are delivered, surveys are conducted effectively and business critical property information is collected at void stage as required.  Budget control and tenant re-charging is delivered effectively.
  • To oversee staff to ensure pre or post -inspection surveys are carried out as required to identify the scope of required works, ensure that works comply with SBHA’s lettable standards, authorise works orders, and liaise with materials suppliers for material deliveries.
  • Complete management the lettings service, ensuring effective communication with stakeholders and partners to ensure efficient turnaround of void properties

About you

  • Good standard of education and clean driving licence
  • Experience managing repairs or voids or a similar service in house or via a partnering contract/s
  • Ability to assess own and team strengths and weakness and identify areas for improvement.
  • An assertive and pro-active approach to resolving technical and people issues and identifying opportunities for improvement or resolution.
  • Apply clear objectives and maintaining consistent standards.
  • Able to coach direct reports and colleagues to pro-actively make decisive decisions.
  • Able to negotiate and use persuasive skills to build relationships and manage contracts. Able to challenge where needed
