About the role

Reporting directly to the Repairs and Voids Operations Manager, you will need to ensure responsive repairs are delivered to a high standard of quality, that time and cost is managed, compliance, and quality assurance is monitored and controlled. You will manage a team of trade staff, delivering high volume responsive repair and void works end to end from inception to completion. Complete Void repairs from start to finish to a high standard of quality and customer satisfaction whilst remaining within the boundaries of the voids minimum standard.  Provide technical expertise, problem solving and reporting on repairs and ensure solutions are provided right first time.

Key Responsibilities

  • Provide effective and efficient supervision of the repairs and voids direct labour work force and partnering subcontractors within agreed budgets and service standards
  • Manage performance, productivity and value for money in a right first time environment.
  • To provide advice and solutions on complex repairs or for resolution and complaints teams.
  • To undertake inspections on building defects including collection of information, measurements and tests. Specify, manage and control works and ensure solutions are provided right first time in the form of clear and precise reports.
  • Pre/During/Post inspections of properties ensuring quality from trade staff, issuing remedial snag lists where required and delivery within agreed timescales and standards. 
  • Pre & Post inspections of void properties ensuring quality, issuing remedial snag lists where required and delivery within agreed timescales and standards. 
  • Carry out inspections/surveys of repair instances that have been escalated from the RFT tradesmen producing scope of works to resolve the repair.

About you

  • Strong customer focus and ability to see the issue through the lens of our residents
  • NVQ or equivalent in a building trade.
  • Extensive experience supervising reactive repairs/void service for social housing.
  • Knowledge and understanding of the disrepair legislation. A good understanding of Fitness for Human Habitation Act 2018, and Landlord & tenant Act 1985 – Section 11
  • Extensive experience supervising a direct delivery workforce
  • Experience of working in a high volume maintenance/void environment.
  • Experience of providing clear and precise technical reports for use outside of the department.
  • Experience in identifying Damp defects and providing sustainable solutions.
  • Up to date understanding of health and safety responsibilities of a maintenance service, preferable IOSH Managing Safely.
  • Ability to communicate Internally and externally at all levels.
  • Able to build effective relationships with suppliers, always being an advocate for SBHA
  • Confident using full Office 365 suite
  • Strong team leader and role model
